The larger 18.89-acre Duck Island Assembly at 51 River Road remains unsold with an asking price of $108.6 million, against a valuation of roughly $146.5 million. Both properties were listed after Supreme Court of B.C. proceedings confirmed the borrowers—Wen Ying Guo, Yang Zhao and Huasheng Modern Doors Ltd.—owed $90.95 million, accruing interest at 15.85 per cent annually, with a redemption deadline that passed last November.
The land sale coincides with the announced closure of the Richmond Night Market after 26 years at the River Road location, with this summer marking the final season. Organizers cited the end of their lease, though they did not confirm whether the foreclosure triggered the departure. In 2024, Jingon International Development applied to rezone the combined 20.49-acre site for a mixed-use project including a hotel, entertainment facilities, retail, and a 30,000-square-foot arts facility plus an 11,000-square-foot community safety building. Richmond city council advanced the application to second and third readings in May 2024, but a municipal spokesperson noted that “significant” rezoning considerations remain incomplete. Until those conditions are satisfied, the site cannot proceed to final adoption, leaving the entitlement timeline uncertain regardless of who ultimately owns the dirt near River Rock Casino and Bridgeport Station.
